Sparta Real Estate
Sparta was once a summer destination for wealthy New Yorkers. As time passed many decided they didn't want to leave this idyllic location at vacation's end and became fulltime residents.
Sparta is now a family oriented community with a real town center, excellent schools both public and private, and wonderful recreation facilties.
There a several recreaction areas available including Station Park, located off Route 517; the Mini Park by the Sparta Library; Ungerman Field near the town center; Tyler Park off Stanhope Road on Tyler Road & Edison Park which is located off Glen Road on Edison Road.
In town there are lots of restaurants, a bowling alley, fish store, book shop, photography store and a fabulous library. Newly opened are Panera Bread and Rita's Ices. A new movie theater and Mancuso Salon & Spa are located in the same building. The closest mall, Rockaway Mall, is about 15 minutes away. Short Hills Mall with stores such as Nordstroms, Bloomingdales, Tiffany's and such is about a 45-minute drive. Sparta is a very friendly place as the many transferees recognize the value of getting to know their neighbors quickly.
Sparta is extremely proud that its library has earned national recognition for excellence. The library ranks first statewide and 22nd out of 1,742 libraries nationwide. Because I work in Sparta, I am a frequent visitor to the Sparta Library and rave about it to anyone who will listen.
Sparta Township has 11 private lake communities thoughout 39 square miles. Among them are Tomahawk Lake, Scenic Lake, Glen Lake, Fox Hollow Lake, and Lake Mohawk.
Lake Mohawk is the largest of the private lake communites and is one of the special neighborhoods in Sparta where the 2600 homes are located on what is called the "Reservation", the area in and around the three lakes that comprise the community.
Prices for lakefronts have increased dramatically in the last few years and are holding very well even in this market. The land is extremely valuable so a lakefront home will at the minimum be at least $250,000 more than a comparable home off the lake. On the Island the value of the land is much higher.
At the end of this page are statistics for Sparta real estate with minimum, maximum, and median numbers for active listings, listings under contract, and sold properties. Garden State has eliminated Lake Mohawk as a separate listing area, so now all homes in Lake Mohawk are listed under Sparta. This was done to avoid statistical errors as many agents listed their Lake Mohawk homes in two areas - thereby making it seem as though there were more homes for sale than there actually were.
No signs are allowed in Lake Mohawk, so it's impossible to drive through looking for available homes.
Sparta is a good place from which to commute with nearby highways, express bus service both from town and additional service from Rockaway Mall, and New Jersey Transit trains from nearby Dover.
